THE COMPANY
ITS FUNCTION AND STRUCTURE
The prime function of Riverside Court (Saltaire) Management Company Ltd is to maintain Riverside Court.
The Company’s Board consists of 8 directors who are volunteers elected at the AGM. All of them are leaseholder-shareholders. They are your neighbours.
We employ a managing agent, Benjamin Bentley and Partners. Their duties include collecting the service charge, managing the finances, and contracting with and supervising the maintenance firms we use. Contact details of the Company and its managing agent can be found on the CONTACT page.
We also employ a maintenance officer who is on site most days of the week and is a great source of information for residents. See the FAULTS & PROBLEMS page for more.

THE SERVICE CHARGE
and Company income
The principal source of funds for our Company is the service charge which is levied each year on all leaseholders. Leaseholders are legally obliged to pay this charge and we have an excellent track record of collecting it.
The annual charge for 2015 is £1,602. There are no hidden extras: for example, parking is free and buildings insurance is included.
Surprise levies are almost unheard of because of sound financial planning.

INSURANCE
BUILDINGS, CONTENTS and LANDLORD
Buildings insurance is paid by the Company and accounts for ~10% of your service charge. It provides cover if a storm damages the roof, but it also covers damage to your apartment if the resulting rainwater percolates into your home.
It would not pay out if you set fire to your sofa, so it's advisable you have your own contents insurance.
Leaseholders who rent out their property are recommended to take out a Landlord Policy.
